The Road Commission of Kalamazoo County approved a preliminary site plan for a 21-unit residential development in Prairie Ronde Township on Monday.
The Board of County Road Commissioners approved the preliminary plan for the Woodbrook site condominium, an addition to an existing condominium neighborhood located off 11th Street, south of XY Avenue in Prairie Ronde Township. Managing Director Travis Bartholomew presented the plan to the board.
The proposed development spans 21.3 acres and would add 21 units to the existing neighborhood between Prairie Road and 11th Street. It includes construction of two new public local roads, Blazing Star Trail and Wheatgrass Path, along with a storm drainage system. Stormwater would be collected in catch basins and discharged to a retention basin on the south end of the development, with a 20-foot drainage easement providing access to the basin. A drainage agreement will be required once construction is complete, since the basin sits outside the public road right-of-way.
Bartholomew said the site is currently undeveloped, and appropriate soil erosion and sediment control measures will be implemented during construction. The existing adjacent neighborhood does not have municipal water or sanitary sewer service; each lot in the new development will use an individual well and septic system, subject to approval by the Kalamazoo County Health Department. No non-motorized facilities, such as sidewalks or paths, are proposed as part of this development.
Road Commission staff reviewed the layout and found it complies with the agency’s construction guideline policy. The board approved the plan.
